Broadview plans 32-story office tower at 4701 Westheimer near the Galleria

Broadview Real Estate, a division of Broadview Capital, announced plans Monday for O27, a proposed 32-story office tower at 4701 Westheimer in Uptown, just inside Loop 610 and near the River Oaks District.
The building would contain more than 520,000 square feet of office space for global, national, and local companies. Broadview expects completion in 2028.
STG Design, an Austin-based architecture firm, designed the tower. Broadview said the building's shape moves away from the vertical lines common in recent office construction and described the form as fluid and expressive.
The exterior is wrapped in triangular glass panels. Broadview said the project is intended to bring the aesthetics and craftsmanship associated with hotels and upscale retail into a workplace setting.
"Growing up in Houston, we were inspired by buildings that made a statement about what this city could become," Anish Bavishi, managing director of Broadview Capital, said in the announcement. "With O27 and the help of STG Design, we set out to create something that honors that legacy while looking forward. This is a building that reflects Houston's confidence, rewards those who experience it every day, and earns recognition well beyond our city limits."
Global architecture and design firm Design ALT + TAB is also working on the project. Plans include a street-level entry framed by reflecting water features and a landscaped terrace atop a nine-story parking deck.
The 1.66-acre site sits near the Afton Oaks neighborhood, across from the Greenleigh, a redevelopment of the former Hotel Derek, and near Highland Village shopping center. It is currently occupied by a former Extended Stay America hotel that closed in 2025. Before that, the property was the longtime home of Tokyo Gardens Japanese restaurant, which operated there from 1966 to 1998.
STG Design served as executive architect for Block 185 in Austin, the curved building known as the Sail Tower that houses Google's Austin headquarters on Lady Bird Lake.
The Houston office market has high vacancy, but newer buildings in high-demand areas have limited supply of large blocks. Broadview's proposal is one of more than a dozen speculative buildings under consideration in Houston as developers seek to fill that gap.
The announcement follows other recent development activity nearby. Stonelake Capital recently broke ground on 100 Park Place near Westheimer and Stonelake Boulevard.
