Walker & Dunlop arranged a $110 million refinance for two apartment complexes totaling 731 units at The Grid in Stafford, a former Texas Instruments campus redeveloped into a mixed-use project.

Walker & Dunlop arranged a $110 million refinance for two apartment complexes at The Grid in Stafford, the 192-acre mixed-use redevelopment of the former Texas Instruments campus.

The loan covers 1879 at the Grid and Arc at the Grid, which together total 731 units at the intersection of Highway 59 and West Airport Boulevard, just southwest of Houston.

Walker & Dunlop Capital Markets Institutional Advisory arranged the floating-rate, interest-only loan from TPG Real Estate Credit on behalf of Lone Star Funds. The company said the financing was set up to match the client's objectives.

Dustin Stolly, Aaron Appel, Keith Kurland, Jonathan Schwartz, Adam Schwartz, Sean Reimer, Michael Ianno and Edward Leboyer worked on the transaction. Stolly is senior managing director of Capital Markets Institutional Advisory at Walker & Dunlop.

"1879 at the Grid and Arc at the Grid are well-located multifamily assets that benefit from the continued growth of the Stafford and Sugar Land corridor," Stolly said in a statement.

"TPG Real Estate Credit recognized the strength of the assets and their position within the Southwest Houston market, as well as Lone Star's reputation as a best-in-class sponsor, resulting in a financing solution that aligned well with our client's objectives," he said.

JLB Partners built the two apartment communities in 2019 and 2020. Hudson Advisors, an affiliate of Lone Star Funds, later acquired them.

The properties span 653,000 rentable square feet and include studio, one-bedroom, two-bedroom and three-bedroom residences. Amenities listed by Walker & Dunlop include resort-style pools, fitness and wellness centers, resident lounges, coworking spaces, pet parks, outdoor lounges and courtyards, package lockers, detached garages and carports, barbecue areas and fire pits.

The Grid is a project of StreetLevel Investments and Provident Realty Advisors. The development is in Fort Bend County, about 17 miles from downtown Houston near Sugar Land.

Retail and restaurant tenants at The Grid include Target, Costco Business, In-N-Out Burger, Whiskey Cake Kitchen & Bar, Pluckers Wing Bar and Portillo's.

Walker & Dunlop is a commercial real estate finance and advisory firm based in Bethesda, Md. The company said its Capital Markets team obtained more than $13.9 billion from non-Agency capital providers in the first half of 2026, including nearly $9.6 billion for multifamily properties.
