Trammell Crow JV sells industrial building in southwest Houston’s Blue Ridge Commerce Center for $26.8 million

A joint venture of Trammell Crow Co. and Daiwa House Texas Inc. has sold Building 3 at Blue Ridge Commerce Center in southwest Houston for $26.8 million.

Applied Optoelectronics Inc., known as AOI, purchased the property after leasing the 153,928-square-foot building since February. The deal closed in early September, the companies announced.

The building is at 16851 Blue Ridge Commerce Drive in Fort Bend County, near the Fort Bend Parkway and McHard Road. It was completed in fall 2025 and sits about 11 miles from AOI’s headquarters in Sugar Land.

AOI makes optical components used in artificial intelligence data centers and communication networks. The publicly traded company has been expanding manufacturing operations in the Houston area, including recent purchases of two buildings in Pearland and an expansion of its Sugar Land campus.

The company was founded in 1997 at the University of Houston and opened its Sugar Land headquarters in 2000.

To fund growth, AOI recently completed the sale of nearly $588 million in newly issued stock. The company reported $455.7 million in revenue in 2025, up 83% from $249.4 million in 2024.

Thompson Lin, AOI’s founder, president and chief executive officer, said the company’s third at-the-market equity offering this year strengthens its balance sheet and supports demand for high-speed optical connectivity in AI data centers. Lin said proceeds will pay for new equipment and machinery for production and research and development.

George Farish, a principal with Trammell Crow Co. in Houston, said the transaction is notable because AOI has a long-established presence in the Greater Houston market and is committed to manufacturing.

Trammell Crow and Daiwa House recently broke ground on Phase II of Blue Ridge Commerce Center. That phase will total 687,338 square feet across three buildings, with completion planned for spring 2027.

Phase I spans 1.35 million square feet across five buildings. The AOI building is one of four Phase I buildings that have sold to owner-occupiers. Building 2, a 157,626-square-foot front-load structure, remains available for lease or sale.

Dallas-based Trammell Crow Co., a subsidiary of CBRE Group, has developed or acquired 3,000 buildings valued at $90 billion and spanning more than 700 million square feet since its founding in 1948.
